Mission Care is bringing forward proposals for the redevelopment of its existing care home at 10 Love Walk to provide a new high quality care home which will enable them to continue to provide a high quality of care on the site.

Mission Care has a long history of providing care on this site, having operated a care home in this location since the 1990s, with care having been provided on site since 1912. The current building is also over 50-years old and can no longer meet the high standards and best practice that Mission Care’s residents deserve. This long-standing dedication to provide the highest quality of care for the local community has influenced the decision to seek planning consent to redevelop the home, so that Mission Care can continue to care for the local community for the foreseeable future.

The Government has said that “the need to provide housing for older people is critical”. Specifically, the London Plan requires an average of 867 new care home beds per year. These proposals will support with fulfilling this growing need given that the site is designated to provide care services by Southwark Council – and Mission Care wants to keep it that way.

  • Retaining a care use on the site which is long and well established and forms part of the character of the area
  • Replace the existing buildings, which are no longer fit-for-purpose with a modern, sustainable new care home of high quality and which reflects best practise and the latest thinking in care provision, providing residents with best living outcomes
  • A recent report from a leading consultant in the care sector concludes that there is a very strong demand for the type of accommodation proposed for local older people, especially for wet room provision and for people with dementia. Southwark Council’s Director of Commissioning Adult Services supports the proposals to redevelop the site to expand the capacity and to create a purpose-built property for provision for adults with care needs.
  • The design is of high quality which is sympathetic to its surroundings and in keeping with Camberwell, with a thoughtful and attractive design. Improving on the current buildings on site.
  • The proposal includes a new, clear, and welcoming entrance incorporating a “Hub” cafe to assist socialising amongst residents , their families, and visitors.
  • The proposed care home will be a much more sustainable and energy efficient building including the use of Air Source Heat Pumps and solar panels, and targeting BREEAM “Excellent”.
  • The proposal includes a high-quality landscape scheme designed along six principles of circulation, memory, sensory, shelter and accessibility to create the optimum landscape for dementia care. The proposal also has an Urban Green Factor of 0.421, which meets policy.
  • The proposals incorporate a new 1.8 metre wide footway to the north of Love Walk to help improve access and design at this point.
  • The proposal would result in a number of temporary and permanent employment opportunities, both during the construction and when the care home is operational.
  • The proposal would help contribute to improved local economic prosperity. The families of residents and care home staff will contribute to Camberwell’s economy , bringing additional expenditure to local shops and amenities.
  • The proposal and its use sit very well within the “health campus” in the area which is home to a number of prominent health providers.
  • The proposal will result in Biodiversity Net Gain with the installation of bat boxes and bird boxes where appropriate.

A planning application has been submitted to Southwark Council (23/AP/0330) and following detailed discussions with Planning Officers, and following a review of the comments received from both statutory and technical consultees, as well as the local community, a number of amends have been made to the scheme.
